The suit must involve title to the real property. So, if a mechanics lien is filed, should I file a Lis Pendens? No, because it doesn't affect title to real property, After the mechanics lien is adjudicated and a Foreclosure suit begins, then a Lis Pendens should be filed. Sometimes in a divorce, when one spouse solely owns the property. A Lis Pendens is filed to prevent the sale of the house, until the divorce is settled. We aimed to handle a survivorship affidavit (deed change) without a lawyer following my dad's death. After some searching, deeds.com seemed to have the most comprehensive and "correct looking" form we could find for our locale, so we went with it, and it was accepted by our recorder's office. I'm not sure why our local government office doesn't offer a standard form, but they don't, and deeds.com came through for us in a pinch.

Nice service at a fair price. Website is not very user oriented. Messages accumulate in the messages area but are not emailed to the client. If you used the service regularly, it would be more understandable but for a first time or occasional user, the site can be time consuming.

It would be helpful if an email was sent to notify you of any additional invoices needed, documents were accepted and/or recorded. It is not always convenient to check your website on a daily basis to determine the status of the requesting recordings.
