Generally, the plaintiff or plaintiff's representative (person(s) initiating the claim) will file the release. The release will have information of when and where the original Lis Pendens was recorded, including the date and document number of the recorded Lis Pendens. A release if filed in each county where a Lis Pendens was recorded thereby nullifying the Lis Pendens action. Title 16 - Chapter 59 - Lis Pendens, dictate Arkansas Lis Pendens law.

I'm very impressed. We're a small nonprofit, and we usually walk our documents into our county offices for recording. So I was a little bit skeptical about how things would work if we did it electronically. But it was a smooth, quick, painless, and reasonably priced process. I expect that this will be our preferred method even after county offices re-open.

The forms are extremely helpful. They could use some updating. Promissory note "...in the form of cash, check or money order." is a bit outdated. My note is with my son and we have an automatic bank transfer set up for payments. He could Venmo me. There are many other options and likely to be more changes in the future, so I know this is difficult to maintain.

I could not be happier with the service afforded by Deeds.com. After having been directed to two other organizations who purportedly performed this service and being told they could not accommodate me, I found Deeds.com. The website is extremely easy to use, the directions are clear and concise. The site updated me regularly as the documents were progressing through the process, and the detailing of costs was great. The turn-around -- which isn't completely in the hands of the site -- was incredibly quick. I'd use this group again without reservation. As a person who'd have to otherwise travel almost five hours to record, this has been heaven-sent!

This is a wonderful service and your staff is very responsive through the chat. My one suggestion is that there be an added sentence to your instructions that sates that once you upload there is nothing more to do as in a "submit" or "Finished uploading" button. After uploading instinct says there is something to click to let you all know that we have finished with our uploads.

My rating is not a 5. Although it had good instructions, it would NOT print the whole document no matter how many times I inputted the names. I ended up writing it in to complete. I also recommend putting it on one page. I had to pay an additional fees per page and if I had to notarize it, why did I have to find 2 witnesses as well. I deserve a discount for the time I spent repeatedly putting the same data. I was trying to save money since Im on social security only. It didnt. Get it to work correctly
