The document used in these cases is a personal representative's deed.
Personal representative's deeds in Arkansas "do not warrant title to a subsequent grantee, and any subsequent grantee may not assert or claim any warranty of title deriving from" them, though a grantor may customize the deed to include a title warranty through "express use of warranty language" ( 15-12-605).

I was in a rush to record a quit claim deed, however due to covid 19 Miami dade county recorders office are not open to public. According to staff I would have to mail in the quit claim deed and wait approximately two weeks for the deed to get recorded. Thanks to Deeds.com I got my document recorded in less than one day. I have used these forms now at least 3 times in order to sell the same parcel of land. The forms are great and I'm happy that I could use them more than once. To no fault of Deeds.com I used them many times to sell the same land. First the man died that was buying, before it got recorded. Then his wife was going to finish it, but then decided it should be sold to another party who was a friend of hers.
