According to § 38-10-108:
The memorandum must be signed by the party against whom the enforcement of the contract is being sought (usually the person who is being asked to fulfill the contract, typically the Vendee/Buyer).
Alternatively, the memorandum can also be signed by an authorized agent of the party, meaning someone legally designated to act on behalf of the person (such as an attorney or a legal representative).

Making the Agreement Enforceable: If the contract falls under the statute of frauds (which applies to certain types of contracts, like those for the sale of land or contracts that cannot be performed within one year), the memorandum provides the written evidence required to enforce the agreement.
2. Preventing Fraud and Disputes: By requiring a signed writing, the statute of frauds and the memorandum provision protect against false claims of agreements that were never made. The signed document becomes legal proof that both parties were in agreement.

I find your forms hard to use, inasmuch as the forms cannot be converted to a Word Document. Editing and deleting of extra lines is not possible, making for a deed with large blank spaces. Document that results is not usable for me.

Deed.com is AMAZING! I only had about 2 weeks to get my quit claim deed recorded by my county office before my refinace due date approached. When I uploaded my quit claim to Deed.com I got it electronically recored by county register's office in "24 hours"!!! Not user friendly, and not an Adobe fan. The first page of Quitclaim Deed form cuts off the Parcel Identification line on the bottom. Also quite a few forms showed up to be downloaded , after I paid, so I was unsure if all the forms were part of the quitclaim package. I have adobe but was unable to locate the forms in adobe on my computer after I downloaded them. Just wanted to print out one quitclaim deed form, which would have taken less that 3 minutes. instead it took 97 minutes. Thank you, though, for having the form there.

Really good product, included guide to filling out forms. Totally pleased with that part. Customer service however was terrible. Did not hear back after I sent two emails. The site signed me up but after I was accepted they would not allow me to download a form, with the notation my account was closed. Had to use another email. Had problems with that. Finally got off of site and went to a login site that allowed me to download the forms. If you can get past setting up your account, it is fantastic site. Nice price compared to alternatives. Also I recieved two validation codes. Have no idea why they were sent.
