In Colorado, the person approved or appointed by the probate court to administer a decedent's estate is called a personal representative. The personal representative has a fiduciary duty to settle the decedent's estate, including devising real property to rightful heirs or distributing real property pursuant to the laws of intestate succession set forth in the Colorado Probate Code.
Use the personal representative's deed of distribution to transfer real property to a devisee (someone designated in a will to receive the decedent's property) or an heir (a person, including the surviving spouse, entitled under statutes of intestate succession to receive the decedent's property).
The personal representative's deed does not warrant against title defects preceding the appointment of the personal representative.
Additional documents, including letters of administration or letters testamentary, may be required. Consult an attorney with questions regarding the probate process and personal representative's deeds in Colorado.

After some initial general confusion -- (we sold a small piece of land privately and therefore do not typically prepare such documentation (!)) -- we were able to purchase and download all forms from Deeds.com and understand how to complete it/them. The help is all there, we just needed to read and study it - the "Example" helped alot. We were able to complete the Document per your online form(s) and then take it to be signed/notarized - and take the completed paper document to the Registry -- and it is now all registered and we are All Set. rn Took the morning (only). Navigating the site was fine, but the service was not able to find my deed. Still have not received my refund.
Thanks for your feedback Kenneth. Sorry we were not able to pull the deed for your property. We voided your payment on December 28, 2018. Sometimes, depending on your financial institution, it can take a few days for the pending charge (hold) to expire.

I didn't have any problem downloading and filling out the form on my computer and printing it yesterday. I didn't know what to put for "Source of Title". I called the county recording office; they didn't know either and said to leave it blank. I got the form notarized at my bank and took it in to the recording office. They checked it, accepted it, I paid a fee, and it's done. So easy. My children will appreciate that I've done this. Added note: You do have one typo on your form--you left out 'at'. It should read: "You should carefully read all information at the end of this form."
