Properly executed quitclaim deed documents in the state of Colorado must conform to specific statutory requirements.

Content:
Valid quitclaim deeds require the name, address, and county of both the grantor and the grantee; the amount of consideration paid for the real property (usually money); a formal legal description and address for the parcel; the assessor's ID number if available; date of execution; and an acknowledged signature of the grantor. See C.R.S. 38-30-113, 114, 116; C.R.S. 38-35-122. In addition, the language in the statutory form should be modified so that "quitclaim" replaces "convey" and "warrant title to the same" is omitted.

Recording:
C.R.S. 38-35-109 governs recording quitclaim deeds in Colorado. After the deed is executed, record it in the office of the county clerk where the land is situated. This preserves the continuous chain of title and allows future prospective owners to review the property's ownership history. Colorado adheres to a "race-notice" recording statute. This means that if a transfer of real property ownership is signed and acknowledged but not entered into the public record by recording, and the original grantor reconveys the same property to another bona fide grantee (someone who purchases the parcel for value, usually money), who then records the quit claim deed, the later grantee generally retains the rights to the property. In short, record the quit claim deed as soon as possible to protect the rights of all parties.

Death of JT form was excellent. You have the best documents out there. I wish I could have read the sample just so I knew my information was entered correctly. Real problem is County wants a bar code on documents to get recorded. Now? Need four deed forms so the expense starts to be prohibitive. I would rather pay more and get multiple access.

Everything went well except that any information that I typed in on the computer download moves upward so that the letters or numbers are somewhat elevated above the line that should be even with the words on the form. I think it will be acceptable to the county recorder, but I don't especially like to submit things that appear uneven. I asked for help but just received a robotic reply that said to take steps that I already had done. So unless you know a way to correct this I likely won't use your forms again.

As a first time user and not having knowledge of how your site worked it was awkward to upload a file and not know what to do next. I found out there is nothing to do next but that after some time looking for a submit button or some kind of confirmation that I was doing the right thing. Ended up being very easy, just wasted time trying to figure out what to do when there was nothing left to do.

It worked great- I had a little trouble at first with the site, figuring out where to do what, but the form was much better than the one we purchased at Staples, loved being able to fill out with the computer. We did need the other form as per the screen prior to ordering but couldn't figure out which one. The ladies at the recorders were great too.
