Lien waivers or releases are used to surrender the right to a lien, either in full or in part depending on what type of lien release form is used. Florida's Construction Lien Law authorizes statutory waivers at 713.20 Fla. Stat. (2016).
Under 713.20(4), lienors may waive, on condition of payment, part of a lien they already delivered against the owner's interest in the improved property. Such a release contains information about the lienor, the customer, the property owner, the property description, the payment amount, and a date to mark the end of the work period covered by the waiver.

After some initial general confusion -- (we sold a small piece of land privately and therefore do not typically prepare such documentation (!)) -- we were able to purchase and download all forms from Deeds.com and understand how to complete it/them. Although I am sure that the Quit Claim form was acceptable for my county, I felt that it was not formatted in the manor that I have seen while viewing the other deeds recorded. So that forms that I received were not useful to me.

Glad to have all of the helpful extra information, even though they don't answer all questions for all situations. So, I accessed public records and asked questions at the auditor's office. Also, on my Mac computer, filling out the actual deed form is a challenge because the screen jumps to the last page everytime I try to type a few letters or hit the return key, so I'm rollling back up to the first 2 pages after most keystrokes. A bit annoying.
Overall, happy to have these form options are available! There is really no need to wait and pay for an attorney when all the information needed is available via public records. Fill in the blanks!
