Why do I need a contractor's final payment affidavit?
Florida law requires that the contractor's final payment affidavit be presented to the owner when it's time to make the final payment on the project. The affidavit is only required by contractors, so subcontractors and materialmen need not provide any individual documents. The affidavit sets forth the amount of final payment due and affirms that all lienors have been paid in full (except for those specifically listed in the document as remaining unpaid). The affidavit is used in order to prevent the owner from having to pay twice.
If you fail to serve the owner with the final payment affidavit, you forfeit any lien right or right of action against the owner for labor, services, or materials furnished under the direct contract. Note that erroneously including or omitting any information in the affidavit, even if the owner accepts it, does not defeat an otherwise valid lien. Regardless, accuracy matters because the statement is given under oath, and an incorrect affidavit may be used in court to discredit the contractor's claims.
The contractor must execute the affidavit and deliver it to the owner at least 5 days before instituting an action to enforce his or her lien even if the final payment is not due or because the contract is terminated for a reason other than completion. This is required regardless of whether the contractor has any lienors working under him or her.
Filing the affidavit is a necessary precondition in order to eventually secure a mechanics lien on the owner's property to encourage payment. As such, take care when completing the affidavit to ensure everything is accurate when the owner receives it. The owner has the right to rely on the contractor's affidavit in making the final payment for all lienors listed within it.

The documents themselves are fine and the information provided with them is helpful. I find the actual processing of the documents, however, to be difficult particularly once the document has been saved. First, I note that the box for the date only allows entry of the last 2 digits of the year. Unfortunately, my download only allows me to enter one of the 2 digits required. When I delete it repeatedly, it eventually allows both digits to be entered but puts them in extremely small text and in superscrypt. I have not found a solution to this problem and am not sure the deed can even be recorded with this problem.
Another problem is that if you try to revise the document after you have saved it the curser goes to the end of the line after each key entry. This means that there basically is no way to efficiently save the document for reworking later since you will have to delete everything you have entered in the text box unless you only need to make a single keystroke change or are willing to replace the curser after each entry. Try that with a long property description!
Please note that I am using a Mac to prepare my documents and perhaps this is part of an "incompatibility problem". However, I didn't see a disclaimer regarding Mac use and so would expect the documents to perform correctly. Overall, I give the program a "2 star" rating because I am experiencing significant difficulties in entering dates in the documents even before saving them and because saving your work for later revision appears to be basically unworkable.

I like that DEEDS.com has a variety of forms tht I may need. However, I was disappointed that I am not able to save the PDF forms after I fill in the spaces. If I need to edit anything, I have to go back to the blank form and redo the whole thing. Perhap I am doing something wrong.
