When people create their wills, they generally name one or more individuals to supervise the distribution of their assets. The person who fills this role is called an executor. Sometimes, though, the chosen executor is unable, unfit, or unwilling to accept the responsibility. In other situations, the deceased dies intestate (without a will). No matter the reason, if there is no executor, the probate court will appoint an administrator to manage the probate estate.

Georgia customarily uses the term "personal representative" to refer to both executors and administrators, but can get more specific when it comes to conveying title to real estate. During probate, the court may direct an administrator to sell real property to pay the estate's debts or to consolidate the decedent's assets for distribution to any heirs.

An administrator's deed, executed by the appointed personal representative, includes relevant information about the decedent and the probate case, in addition to the state and local requirements. To transfer title to a buyer, record the completed administrator's deed, along with any necessary supporting documents, with the real property records of the appropriate county.

Very easy to use and no hidden costs. You get to download whatever you need and can save it and even reuse it. So it's like having your own library of form that you pay for once. They even give you more related forms than you ask for and it turned out we needed some if those forms as well. The forms meet what our county requires for margins in records and so on. First time using Deeds.com and feel that your platform is clear and easy to use. I was also pleased with the messaging center and follow-up and also surprised at how quickly our particular deed was recorded and available to view. Having said that, when I first investigated Deeds.com the fee was $15 and as of 1/1/21 it has increased to $19 which I feel is pretty steep for the handling of 1 simple document especially when the turnaround was basically the same day. Your fee was nearly the equivalent of the cost of the Clerk's recording fee. Perhaps you should offer a fee schedule for those of us who are not volume recorders. Just a thought.

Bottom line - it was certainly worth the $21 (+-?) I paid for the form and instructions, etc. Admittedly the form is a little inflexible in terms of editing for readability but I understand that offering greater flexibility would likely make theft more likely. So I'm happy with what I got. One suggestion - add more info about what's required in the "Source of Title" section.
