The Current holder of the Security Deed uses an "Assignment of Security Deed" to transfer the instrument to another party. This is typically done when the Security Deed has been sold, this allows the new lender to collect payments on the debt.
Georgia Statute: 44-14-64
(g) A transfer of a deed to secure debt shall not be recorded unless it includes the mailing address of the last transferee thereof. Failure to comply with this provision shall not be a defense to any foreclosure or grounds to set aside any foreclosure of any deed to secure debt.
Current Borrowers must be notified of the assignment. Notification consists of contact information of the new creditor, recording dates, recording instrument numbers, changes in loan, etc. Included are "Notice of Assignment of Security Deed" forms.
The Truth and lending act requires that borrowers be notified when their Security Deed has been sold, transferred, or assigned to a new creditor. Generally, within 30 days to avoid up to $2,000.00 in statutory damages, plus reasonable attorney's fees. Systematic violations can reach up $500,000.00.

Of little use to me. I did not feel this really help me to do a Quick Claim Deed here in Minnesota on my own. All it showed me is what a complex mess it is to fill out this deed. That, unfortunately, I am going to have to hire a professional to make sure it is done right.

I’m in Clearwater, FL and needed to record a something in Palm Beach County. Deeds.com made the entire process incredibly simple. I submitted the documents, they sent it back once (same day) for a small correction, I fixed it and returned them, and everything was completed within the same day. It was even much faster and more convenient than going to my local recorder’s office. Overall positive experience; especially liked immediate access to downloaded documents and instructions. My only concern was lack of adequate space in portions of your beneficiary deed blank form which then required me to use 3 exhibits to complete all necessary documents for the county recorders office. Assuming they accept them I will call this a strong win. Thanks.

I had worked for a couple of months sending things back and forth to the county and still had no success. I decided to use deeds.com and it was all done in a few hours. Such a relief! While I find this to be wrong and the county should work with property owners as well as they work with third parties, I was still grateful for this service.

TODD Form would not print surveyor degrees character (superscript "o") in Exhibit A. It also would not print the "Return Address" or "Prepared By" entries with my middle name as your example showed.
