When people create their wills, they generally name one or more individuals to supervise the distribution of their assets. Georgia customarily uses the term "personal representative" to refer to both executors and administrators, but get more specific when it comes to conveying title to real estate. An executor is a personal representative designated in a will to manage a testate decedent's estate; an administrator is appointed by the probate court, and can be involved in either testate or intestate (without a will) processes.

During probate, the court may direct an executor to sell real property pursuant to the terms of the decedent's will, to pay the estate's debts, or to consolidate the decedent's estate for devise among multiple beneficiaries. The named personal representative uses an executor's deed to transfer real property from a testate estate. The executor's deed contains all the information required for a standard conveyance, such as a quitclaim or warranty deed, but also includes relevant details about the decedent and the probate case.

To transfer title to a buyer, record the completed executor's deed, along with any necessary supporting documents, with the real property records of the appropriate county.

I am a litigator based in Lee County that rarely needs to record deeds or mortgages. However, at times, the settlement or resolution of a dispute results in the conveyance of real property. I ended up in a situation where a deed to real property in Bradford County needed to be recorded on behalf of a client. My usual e-recording vendor does not include that County. Registering with Bradford County's regular e-recording vendor would have required an expensive and unnecessary annual fee. Deeds.com was easy to use, inexpensive and fast. I highly encourage its use, especially for lawyers that occasionally need to record instruments but do not do so regularly.

I am so glad I found this resource! As the Executor of a family members estate I wanted to save money by bypassing a lawyer as it seemed pretty straight forward to tranfer a Life Estate to the remainderman. (I had original deeds). But talking with 3 different states and 4 different counties - none of which seemed to need the same documents, I was almost ready to dump this in a lawyer's lap. This resource makes it simple!

Not very helpful since I am married and the example provided is for single person. Nevada homestead requires spouse to sign off on quit claim deed but no guidance provided as to where this acknowledgment is placed on template form. There should be example for married person as well. Had to use another service. Waste of $21.
