This is a Georgia Durable Specific Power of Attorney for the purchase of real property located in Georgia.
The Principal appoints an Attorney-in-Fact / Agent and empowers him/her to execute any and all affidavits, notes, disclosure statements, security deeds, loan documents or any and all other documents necessary or required in the judgment of your agent in order to complete the purchase of a specific property in your name and for and on your behalf.
This power of Attorney is durable and will not terminate upon the disability of the principal(s).
It expires on a future date that is provided by the principal, or by written notification.
Since this Power of Attorney is transaction specific, it is exempt from the Georgia Uniform Power of Attorney Act as per statute
10-6B-3.
(a) This chapter shall apply to all powers of attorney except:
(5) Transaction specific powers of attorney, including, but not limited to, powers of attorney under Chapter 6 of this title

I wasn't sure what I was looking for initially so I printed out the wrong thing. Had to pay again to get the right one but much less expensive than getting it from a lawyer. Our military lawyers will make the forms official but they don't have the forms. Hope this makes things easier for our children when we pass. Thank you for offering this service.

After some initial general confusion -- (we sold a small piece of land privately and therefore do not typically prepare such documentation (!)) -- we were able to purchase and download all forms from Deeds.com and understand how to complete it/them. I purchased a Warranty Deed "package" on Friday and found that the Main download was a working document, but the secondary document (which is required) was not. In other words, I was able to use the fill-in feature on the main document, but not on the second document. I used the portal on the website to report my issue the same day. That was Friday. This is Wednesday. I have not heard a word from them and I have to use my documents in 2 days. I will probably have to resort to pen and ink for that document, but I have already tried filling it out twice and have to keep reprinting and starting over. You can't white out or cross out. I would really prefer to have the complete service that I paid for.

Of little use to me. I did not feel this really help me to do a Quick Claim Deed here in Minnesota on my own. All it showed me is what a complex mess it is to fill out this deed. That, unfortunately, I am going to have to hire a professional to make sure it is done right.
