In Idaho, a Contract for Deed is typically used in real estate transactions where the buyer cannot obtain traditional financing, or the seller and buyer prefer an alternative arrangement for transferring property ownership. The contract allows the buyer to take possession of the property while making payments to the seller over time, but the seller retains the legal title until the purchase price is fully paid.

Key Considerations:
Statute of Frauds Compliance: Under Idaho law, certain agreements must be in writing to be enforceable. Specifically, contracts for the sale of real property or interests therein are required to be in writing. This is outlined in Idaho Code §9-505, which states that agreements for the sale of real property must be in writing and signed by the party to be charged.
IDAHO LEGISLATURE: Property Condition Disclosure: Idaho's Property Condition Disclosure Act mandates that sellers of residential property provide a disclosure form to buyers. This form details the property's condition and must be completed and delivered to the buyer within ten days of accepting the buyer's offer. This requirement applies to various transfer methods, including installment sale contracts.
A contract with stringent default terms can be beneficial to the seller in the case of default. For use in Idaho only.

After spending $21 to obtain a Quit Claim Deed form, I realized that I was in over my head. There are a lot of legal considerations and I am not familiar enough with the legal terms and choices to feel confident doing it myself. I since hired a paralegal service to prepare my Quit Claim. I wish I knew the knowledge required before I purchased.

This is the simplest way to record a deed ever. Just uploaded the deed and the professionals at deed.com did the rest. Within 8 hours, I had my recorded deed back. The price is fantastic. It would have cost me more in gas to drive to the county where I had to record the deed.

The program fields should allow the customer to change font size and allow additional space for information to be place on the Deed. Not Bad, still needs improvement.

After some initial general confusion -- (we sold a small piece of land privately and therefore do not typically prepare such documentation (!)) -- we were able to purchase and download all forms from Deeds.com and understand how to complete it/them. The help is all there, we just needed to read and study it - the "Example" helped alot. We were able to complete the Document per your online form(s) and then take it to be signed/notarized - and take the completed paper document to the Registry -- and it is now all registered and we are All Set. I found that the product wasn't what I was looking for. But ordering the product was smooth and easy and when I notified them it wasn't the right product for my situation, they promptly refunded my credit card. If looking for docs again, I will try deeds.com again.
