A personal representative (PR), appointed or authorized by the relevant probate court, uses a personal representative's deed to convey title to someone who is not the decedent's heir. The PR may need to sell the decedent's real property to pay the estate's debts or to liquidate the estate for ease of distribution to beneficiaries.

The Personal Representative's Deed is named for the acting fiduciary, but is functionally equivalent to a limited warranty deed. A limited warranty deed in Idaho contains covenants that the grantor has not previously conveyed the same title, and that the estate is free from encumbrances made by or under the grantor ( 55-612).

In addition to meeting the standard state and local standards for deeds in Idaho, personal representative's deeds might need additional information about the decedent, the representative, the court case, etc. Record the executed deed, along with any supporting documentation and fees, with the office responsible for maintaining land records in the county where the property is situated.

Probate can be complicated, so consult an attorney with questions regarding estate administration and conveyances of real property in Idaho.

After a little glitch due to heavy volume at the County Recorder, my document was recorded. County Recorder was closed to public access at the office (due to the coronavirus issues) so all documents were either mailed to them or sent in electronically.
Deeds.com was very efficient at their end with very quick responses to my questions and concerns. I would definitely use their services again.

I recieved my document in a reasonable amount of time. I thought being a member i would be able to look up more than 1 document but it keeps asking me for more money. I requested help, asking if I need to pay for each document but have not yet been answered. I appreciate the fact I got 1 document I needed quickly.

It was OK but unfortunately useless. The jurisdictions are now requesting that documents such as Notices of Commencement not only be recorded at their offices, but also certified. This last service is not provided by Deeds, or at least I could not find it in your website and did not receive a response when I asked if you did. Thus, we are going back to traditional means of recording/certifying

Lee County, FL did accept the "Satisfaction of Mortgage" form. It was easy to fill out except for a couple of areas. Your fill in areas need to accommodate for whatever space needed for the pertinent information we as customers have to fill out. As individuals, banks have their own. Example when there are more than 1 party and information needed. Example of Document #; I was 1 number short (using Exhibit A was ridiculous.) So I had to write in the # after printing. Very unprofessional looking on a legal document. Just saying. Also, in Lee County, FL your document # is called "Instrument #, not said in your instructions. Hope this information helps for updates on your forms.
