Governed by 760 ILCS 5/8.5, the certificate of trust is the document a trustee provides to a lending institution or other third party that certifies the existence of a trust and his/her authority to act on behalf of the trust.
The document presents only essential information about the trust in lieu of the actual trust document. It names the settlor of the trust and all acting trustees, as well as any successor trustees who may be named under the terms of the trust document. If there are co-trustees, it states the number of trustees required to authorize actions. In addition, the certificate identifies whether or not a trust is revocable and amendable, and who holds authority to revoke and/or make amendments. Certain information, such as the parties having a beneficial interest in the trust, remains confidential.
The recipient of a certificate of trust is not liable for any actions they may take based on false representations within the certificate (760(ILCS 5/8.5(f)). While notarization is not obligatory, a third party may require that the certification of trust be acknowledged.

The process for receiving the quitclaim document worked well. I couldn't use the document. If I had been able to view the document before I had to pay for it, I would have known, but that isn't how your process works. However, that's the only snag I found. Otherwise the process for paying and downloading the document worked well. Thank you.

Deed.com is AMAZING! I only had about 2 weeks to get my quit claim deed recorded by my county office before my refinace due date approached. I could not be happier with the service afforded by Deeds.com. After having been directed to two other organizations who purportedly performed this service and being told they could not accommodate me, I found Deeds.com. The website is extremely easy to use, the directions are clear and concise. The site updated me regularly as the documents were progressing through the process, and the detailing of costs was great. The turn-around -- which isn't completely in the hands of the site -- was incredibly quick. I'd use this group again without reservation. While it's nice to get all the forms and info in one package for a reasonable cost, the fixed format of the form does not allow for a lengthy meet and bounds property description for real property. Also, the Cover Sheet has big fillable sections with no instructions about what's supposed to go there. I tried the "Contact Us" link, but all it does is spin saying it's trying verify the security of my connection. Looks like I;m going to have to create my own deed in MS Word instead of just filling in the blacks of the PDF file that I downloaded. Bummer!
