Although a plaintiff (person initiation suit) or plaintiff's attorney usually files a Lis Pendens notice, Illinois states any party to the action may file a Lis Pendens (signed by any party to the action or his attorney of record or attorney in fact, on his or her behalf) Sec. 2-1901. Requirements of an Illinois Lis Pendens include; (the title of the action, the parties to it, the court where it was brought and a description of the real estate) Sec. 2-1901. A Lis Pendens is considered constructive notice once recorded in the county where the property is located, subsequent buyers or lien holders would be bound by the outcome of the case, (for the purposes of this Section, be deemed a subsequent purchaser and shall be bound by the proceedings to the same extent and in the same manner as if he or she were a party thereto) Sec.2-1901 Often cases include multiple plaintiff and defendants, this form has adequate space for multiple parties.

Had trouble filling in the forms not very user friendly. The text always had to be manipulated to look in the best place. Could not easily move existing text to look more professional with the text being inserted.

5 Stars isn't enough! I worked with KVH today (12-30-20) to get some deeds filed in Dallas County before the end of the year. Timing was critical and I thought my only option was to record in person. 1) I was very pleased when the staff mentioned your service since the three referenced on the Recorder's website all wanted HUGE Account set-up and maintenance fees AND BIG fees per recording, and yours has no set-up fee AND nominal per-recording fee; 2) My (few) recordings will be NON-LAND Related, summary or entire record(s) of Administrative (Procedures Act) records, Other than the Border width and Cover Sheet, do you anticipate any other special requirements for such recording(s)? NOTE: I just sent one by Snail Mail, and they just informed me that due to the GERMIPHOBIA 'Pandemic' the ONLY open and record Snail Mail ONCE A MONTH On the first of each chmonth!

Very easy to use and no hidden costs. You get to download whatever you need and can save it and even reuse it. So it's like having your own library of form that you pay for once. They even give you more related forms than you ask for and it turned out we needed some if those forms as well. The forms meet what our county requires for margins in records and so on. So I will use deeds.com again when I need a different kind of legal form.
