Under IC 32-17-2-2, a quitclaim deed transfers the grantor's interest in the property. The execution requirements are outlined in:

Written Document: The deed must be in writing and signed by the grantor or an authorized agent.

Legal Description: Provide a complete legal description of the property.

Signatures: All signatures must be original and notarized, with the signer's name typed or printed below the signature.

Return Address: Include a return address (typically the grantee) for receiving the recorded deed and future tax bills.

Preparer Information: Include the preparer's name and social security number statement.

Formatting Standards
According to IC 36-2-11-14 and IC 36-2-11-16.5, the deed must:

Be endorsed by the county auditor before recordation.

Be printed on white paper (20 lb. minimum weight), no larger than legal size (8" x 14").

Be typed or computer-generated in permanent black ink, minimum 10-point font.

Have margins of at least ½ inch on all sides, except the first and last pages, which require 2-inch top and bottom margins.

While it's nice to get all the forms and info in one package for a reasonable cost, the fixed format of the form does not allow for a lengthy meet and bounds property description for real property. Also, the Cover Sheet has big fillable sections with no instructions about what's supposed to go there. I tried the "Contact Us" link, but all it does is spin saying it's trying verify the security of my connection. Looks like I;m going to have to create my own deed in MS Word instead of just filling in the blacks of the PDF file that I downloaded. Bummer!

Not knowing I could down load these forms, I first went to the local recording office thinking I could get info on the forms I needed. I was told that obviously you dont know what you are doing so find someone who does. This snippy clerk obviously didnt know the forms were accessible on line; either that or she was needing to feel her phony superiority.

Of little use to me. I did not feel this really help me to do a Quick Claim Deed here in Minnesota on my own. All it showed me is what a complex mess it is to fill out this deed. That, unfortunately, I am going to have to hire a professional to make sure it is done right.
