When a decedent dies intestate (without a will), fails to designate a personal representative (PR) in his or her will, or the named PR is unable or unwilling to serve, the court appoints a PR called an administrator.
Use an administrator's deed after the district court has issued an order for sale of the subject real property to convey the property from the estate.
The deed must meet all state and local standards for content and form, and includes a recitation of facts concerning the administrator, the decedent, the order for sale, and the subject property being transferred. The PR signs the completed document in the presence of a notary public prior to recording.

I tried 3 local attorneys and got no where , wrong information, to busy and another one was very rude. One said he'd do it then didn't. I was so stressed and tried a different online form company advertising an in person attorney within hours. They did call back but gave me the wrong answer. I needed a form used in NC and knew about it from the clerk of the court. The deadline was approaching, I looked one more time and found Deeds.com. Your website advertising was somewhat deceptive regarding doing a quitclaim on a name change. "If you are transferring the property to yourself under your new name, all you have to do is update the deed from your former name to your current one." This made this sound easy. But when I downloaded the material for my state, expecting to find an example, there was no example of how to do a name change quitclaim deed! I therefore had to figure this out myself. You might have provided a warning about certain uses that were not covered in the material so that people know ahead of time that the use they needed to know about wasn't covered in the material.

Ordered the forms I needed for my state and county and everything worked out perfectly. All the forms came with examples (filled in) and very detailed instructions for each block that required an entry. I was able to fill everything out on my computer and save the files for future use, if required. Deeds provides an excellent product.
