When a decedent dies intestate (without a will), fails to designate a personal representative (PR) in his or her will, or the named PR is unable or unwilling to serve, the court appoints a PR called an administrator.
Use an administrator's deed after the district court has issued an order for sale of the subject real property to convey the property from the estate.
The deed must meet all state and local standards for content and form, and includes a recitation of facts concerning the administrator, the decedent, the order for sale, and the subject property being transferred. The PR signs the completed document in the presence of a notary public prior to recording.

AMAZING! Easy to use, reasonable fee - and get MUCH MORE than just a deed form. I ordered a "deed" and received a whole "package," including a guide and the jurisdiction's costs schedule and cover page that would be needed to record the deed - even included a Certificate of Transfer that is not required for a deed but something I needed for a different transaction. The website was extremely easy to use and the cautions about not disclosing personal information were so clear and personal, they made me feel secure in knowing this site was not trying to rip me off. Not user friendly, and not an Adobe fan. The first page of Quitclaim Deed form cuts off the Parcel Identification line on the bottom. Also quite a few forms showed up to be downloaded , after I paid, so I was unsure if all the forms were part of the quitclaim package. I have adobe but was unable to locate the forms in adobe on my computer after I downloaded them. Just wanted to print out one quitclaim deed form, which would have taken less that 3 minutes. instead it took 97 minutes. Thank you, though, for having the form there.
