When the decedent dies testate (with a will), naming a personal representative (PR) of his or her estate, the PR is called an executor. An executor may need to sell the decedent's real property to raise money to pay the estate's debts or for other reasons in the best interest of the estate.

An order for sale is required before an executor can transfer real property, unless the decedent's will includes a power of sale.

Use an executor's deed with power of sale after the district court has issued an order for sale to convey real property from the estate. In addition to meeting all state and local standards for conveyances of real property, the deed includes a recitation of facts concerning the executor, the decedent, the order for sale, and the subject property being transferred. The executor signs the completed form in the presence of a notary public prior to recording.

This was a seamless process. It probably took one minute to fill out my information and upload the document. It was formatted and sent immediately. I didn't have a chance to judge your services because I received a message saying that my requested title could not be searched. I will say, the website is easy to navigate. I'm not sure how many who use these services are laymen, but I would suggest adding a detailed explanation of each service. I had to Google the difference between each type of title search, but I might just be more uninformed than the average person, or I just didn't see it on your website

I find your forms hard to use, inasmuch as the forms cannot be converted to a Word Document. Editing and deleting of extra lines is not possible, making for a deed with large blank spaces. Document that results is not usable for me.

Your documents were very helpful. I went ahead and filled in all the info for the Release of Lien document. It was easy to do with your example. I had all the necessary info such as plot numbers, etc. for the property and everything fit nicely onto the document. It has been notorized and mailed. My grandparents' Victorian home has new owners who love it and has paid it off. Yeah!!!

I downloaded the quit claim deed form and saved it on my computer. I opened it with Adobe and filled it out. The space for the legal description was too small (2 lines only) which did not allow enough room for the long property description that I had.
