In this mortgage the grantor/borrower "Warrants" title to grantee/lender (the said mortgage being dated, and duly signed and acknowledged by the grantor, shall be deemed and held to be a good and sufficient mortgage to the grantee, his or her heirs, assigns, executors and administrators, with warranty from the grantor and his or her legal representatives of a perfect title in the grantor, and against all previous encumbrances; and if in the above form the words "and warrants" be omitted, the mortgage shall be good without warranty. (KS Statute 58-2303)

The NV Clark County deed upon death was perfect! Our county doesn't offer a template, but rather has a long list of rules and specifications where they expect you to make your own document. I didnt want to risk making an unacceptable form so I purchased the template from Deeds.com. It was easy to use and very thorough. Price seemed high (~$28) for just some forms (especially because we may not actually use the forms), but it beats navigating the Hawaii state and Honolulu county websites for forms. It would be better if a single button push would download all 7 or 8 forms.

Easy to use website and immediate documents appropriate for my area. My only complaint is that the forms had an alignment problem where the fields that were filled in by me did not line up with the template text. I tried to correct it to no avail so I ended up having to retype the entire document. I purchased two templates and both had the same issue.
