Use these forms to finance residential property, vacant land, condominiums, planned unit developments and small commercial property. ("Residential Property" means real property improved by four or fewer single family dwelling units that are designed principally and are intended for human habitation.) If a property meets these standard a "License Information or Affidavit filed in Accordance with Real Property Article" form is required. This Deed of Trust contains a "Power of Sale" clause which shall be made in accordance with the provisions of Section 7-105, Real Property Article, Annotated Code of Maryland, as amended, and Rules 14-201 through 14-210 of the Maryland Rules, as amended, or other applicable general or local laws of the State of Maryland or judicial rules of procedure relating to the foreclosure of Deeds of Trusts. A Deed of Trust with stringent default terms and conditions can be beneficial to a lender in the case of default. Included is an ["Affidavit of Consideration" required for mortgage or deed of trust.] (3-104.1(a)) [4-106(a)]

I purchased a Warranty Deed "package" on Friday and found that the Main download was a working document, but the secondary document (which is required) was not. In other words, I was able to use the fill-in feature on the main document, but not on the second document. I used the portal on the website to report my issue the same day. That was Friday. This is Wednesday. I have not heard a word from them and I have to use my documents in 2 days. I will probably have to resort to pen and ink for that document, but I have already tried filling it out twice and have to keep reprinting and starting over. You can't white out or cross out. I would really prefer to have the complete service that I paid for.

Most people coming to this sight will not have the knowledge for deeds. Therefore, I wish there were more instructions on when the Grantor signs and when the Grantee signs and the process steps to making the transaction final. I would give it 4 out of 5 starts

Really solid system for determining what may prevent your documents from being accepted. I love the comments section allowing for fluid communication. I only wish there were automated emails for all those communications and once documents were accepted, but I did receive a couple personally-generated emails regarding the progress instructing me to check the site.
