565.33 Assignment of mortgage; effect of recording.
Sec. 33.
The recording of an assignment of a mortgage shall not, in itself, be deemed notice of such assignment to the mortgagor, his heirs or personal representatives, so as to invalidate any payment made by them, or either of them to the mortgagee.

As a first time user and not having knowledge of how your site worked it was awkward to upload a file and not know what to do next. I found out there is nothing to do next but that after some time looking for a submit button or some kind of confirmation that I was doing the right thing. Not totally satisfied as unable to edit as needed on signature page of the deed. I want to be able to date the document and don't want the verbage "signed, sealed and delivered in the presence of" to appear and cannot remove it. The notary will make his or her own statement below as to the date executed.

The DOCUMENT AND INFORMATION WAS JUST WHAT I WANTED AND NEEDED. HOWEVER, NAVIGATING THE ON LINE PROCESS WAS A PROBLEM.. AT ONE POINT IT LOOKED LIKE I HAD PAID FOR THE PRODUCT AND LOST CONTACT WITH THE SYSTEM. I FINALLY GOT TO PRINT WHAT I PURCHASED. FOR SUCH I WOULD ONLY GIVE A FOUR STAR RATING.

The process for obtaining document itself was easy, and the included guide and example are great! I do have an issue with the format itself, though. The form has pre-defined text boxes, which cannot be altered without partially rebuilding the entire document. For the 'property description' field on the Mineral Deed form, the text box is not large enough for the rather lengthy legal description entered on my original plat. Fortunately, I have a copy of Adobe Pro, so I have been able to re-build the doc to accommodate this short-coming.

Making direct alterations to the document can result in them becoming non-conforming, which is why we advise customers to use an exhibit page when their legal description is extensive or does not fit.
