Discharging a Claim of Mechanics or Construction Lien in Michigan

Lien claims must be discharged when the underlying claim is paid or the lien must be dissolved for any other reason provided by law. To accomplish this, the claimant records a discharge of lien document in the Register of Deeds in the county where the property is located. The lien is officially released after recording this form.

The discharge of lien form contains the following information: (1) lien claimant's name, (2) amount of the lien claim, (3) the book and page number where the recorded lien claim can be found in the county register of deeds, (4) property owner's name, (5) legal property description, and (6) common name of the property. Take care when discharging the lien, because once the lien has been officially released, the claimant loses a valuable tool to coerce payment.

This was such a money saver. I was told by someone at the courthouse that I had to have a lawyer prepare the paper work for my mom. They stated that family members couldn't prepare the papers. I was hopeful when I found that I could prepare the survivorship affidavit on Deeds. I was able to prepare everything myself and had no issues today when at the courthouse for all the changes. After some initial general confusion -- (we sold a small piece of land privately and therefore do not typically prepare such documentation (!)) -- we were able to purchase and download all forms from Deeds.com and understand how to complete it/them. The help is all there, we just needed to read and study it - the "Example" helped alot. We were able to complete the Document per your online form(s) and then take it to be signed/notarized - and take the completed paper document to the Registry -- and it is now all registered and we are All Set. Once I had everything right;the recording was fast and easy. I was updated at every juncture and apprised of my mistakes in order to fix and record my deed. To improve service: I think that several different examples and scenarios would have helped. If you have different names from your children; birth certificates and marriage certificates are a requirement in Clark County, NV. If you want to add anyone to the deed in a Quit Claim Deed; you have to add yourself as a grantee even if you are the grantor along with the other grantees.

Not very helpful since I am married and the example provided is for single person. Nevada homestead requires spouse to sign off on quit claim deed but no guidance provided as to where this acknowledgment is placed on template form. There should be example for married person as well. Had to use another service. Waste of $21.
