This form is executed by the current mortgagee named in the mortgage to (waive the priority of the mortgage in favor of another)(mortgage by executing a separate instrument acknowledged in the same manner as required for deeds and other instruments for the transfer of an interest in real estate. The waiver is effective to the extent of the mortgage waived.) When recorded (the waiver is constructive notice of the waiver to all persons dealing with the mortgage or with property described in the mortgage from the date the waiver is recorded.) At first glance, explanations and guidance to fill out the grant deed seems quite direct and no too difficult. I did not see any reference to a mortgagee which I believe needs to be incorporated in a boundary line adjustment (BLA), though not sure I'll do the actual filling out the form in the next couple of weeks and will be in a better position for a more complete review.

Very fast and efficient. Easy to fill out but was upset the latest tax exemptions ruled in 2014 did not seem to be included. Exclusion of sale to blood relatives, etc. _ the one I needed.

The QuitClaim deed does not provide enough space in the Grantor block at the top of the first page. In fact, all blocks should provide more space.
