The personal representative's deed of distribution is a fiduciary instrument used in probate proceedings as evidence that a distributee has succeeded to the decedent's interest in real property ( 524.3-908). A personal representative, who may also be referred to as either an executor or administrator, is the fiduciary appointed to manage the decedent's estate.
After Minnesota Conveyancing Blanks Form 10.5.1, use this deed to make a distribution of real property from an individual personal representative (as opposed to a business entity personal representative) with no warranty.

I'm an attorney. I see youve mixed up the terms "grantor" and "grantee" and their respective rights in this version. Anyone using it like this might have title troubles down the line.

LOVE THIS!! I am a REALTORand from time to time I have had to take documents for filing. I'm so glad I invested some time online researching eFiling services. Waiting for response to questions about TOD deed. Language doesn't accommodate more than one Grantor and user cannot edit language.

Customer service was poor. I felt like I had to debate the representative to provide guidance and assistance. They acted as though I knew the process, the documents involved, etc. At the same time, they asked me to confirm which documents or at least pages needed to be filed. I was leaning of Deeds.com for their expertise.

Sounds like you may be trying to complete the form in your browser. The document needs to be downloaded and saved to you computer, then opened in Adobe.

Deed.com is AMAZING! I only had about 2 weeks to get my quit claim deed recorded by my county office before my refinace due date approached. When I uploaded my quit claim to Deed.com I got it electronically recored by county register's office in "24 hours"!!! Process is easy but system would not accept 3 different credit cards on first day. No phone number to call. Sent message and response was all 3 cards must have been declined. However, next day one of those cards went through with no problem.
