A limited warranty deed is used in Minnesota real estate transactions where the grantor guarantees that, during the time of ownership, the grantor did nothing undisclosed to encumber the land. The deed also passes after-acquired title (any future rights the grantor gains to the same land transferred by the deed).
By excluding assessments from the covenants of title, the grantor alerts the grantee to the fact that one or more outstanding assessment liens and any associated interest may still be attached to the title.

Properly completed statutory deeds are effective in most cases, but leave the possibility for errors based on incorrect or missing information. To reduce confusion about the different real estate transactions, Minnesota suggests requirements for uniform conveyancing forms, each with a specific purpose.

I downloaded the Lady Bird deed. The process was quick and easy to download. Just select your county, fill out the form. You will need the property description from your original deed. In my case I had to go downtown Wayne County (Detroit). (Make an appt online). 1st you will have to get the property tax certified to ensure all taxes are paid to date (5th floor at the Wayne County Treasurer office). Give them the form you just filled out and they will stamp certified $5. After that take the form to the Register of Deeds (7th floor) appt needed. $18. Make sure it is properly notarized and all signatures completed. Once approved, they will scan it, stamp it, give it back with a receipt and mail a copy also. All Done. Worked beautifully. My co worker go a lawyer and paid over $250. I just used deeds.com and total for forms and going downtown with notarizing was less than $40 Yea!

This was a seamless process. It probably took one minute to fill out my information and upload the document. It was formatted and sent immediately. It was processed the next day at the county recorders office. I have zero complaints. Before finding this company I spent an entire day calling and leaving messages at other e-filing companies like simplfile and others but they all required subscriptions. I just needed to file a single document now and then so that was not a good fit. (And those companies I found out still require the customer to do all the work!). I used deeds.com to complete a gift deed for transferring a house to our son. Finding the correct form and completing it correctly was extremely easy due to wonderful explanations and examples provided with the purchase of the form. The registrar filing the deed told me she was impressed with the work we did. An attorney would have charged $150 so the $28.00 was well worth the money.
