Minnesota Quitclaim Deed Reserving a Lien in Marriage Dissolution
Use this form to transfer title to real property as needed following a decree of dissolution in divorce proceedings.
This form transfers title to the appropriate party and reserves a martial lien, which attaches to the title. Marital liens are used to divide spousal property by preserving a spouse's portion of the homestead's equity or to secure obligations of a spouse.
Use of a quitclaim deed to transfer title pursuant to a judgment and decree of dissolution may follow use of the summary real estate disposition, a statutory form under Minn. Stat. 518.191.
Record the completed deed in the office of the county recorder (or registrar of titles, if registered land) where the subject property is located.

You think you're purchasing 1 form for $25 but you are getting several which explains the $25. My printer ran out of black ink and I couldn't change the color of the text so that it would print. I couldn't copy and paste it to Word and work on it there. I'm going to purchase ink today so that it will at least print right. I will have to retype the text in Word; not good.

The forms are extremely helpful. They could use some updating. Promissory note "...in the form of cash, check or money order." is a bit outdated. My note is with my son and we have an automatic bank transfer set up for payments. He could Venmo me. There are many other options and likely to be more changes in the future, so I know this is difficult to maintain.

First time using Deeds.com and feel that your platform is clear and easy to use. I was also pleased with the messaging center and follow-up and also surprised at how quickly our particular deed was recorded and available to view. Having said that, when I first investigated Deeds.com the fee was $15 and as of 1/1/21 it has increased to $19 which I feel is pretty steep for the handling of 1 simple document especially when the turnaround was basically the same day. Your fee was nearly the equivalent of the cost of the Clerk's recording fee. Perhaps you should offer a fee schedule for those of us who are not volume recorders. Just a thought.
