Minnesota Quitclaim Deed Reserving a Lien in Marriage Dissolution
Use this form to transfer title to real property as needed following a decree of dissolution in divorce proceedings.
This form transfers title to the appropriate party and reserves a martial lien, which attaches to the title. Marital liens are used to divide spousal property by preserving a spouse's portion of the homestead's equity or to secure obligations of a spouse.
Use of a quitclaim deed to transfer title pursuant to a judgment and decree of dissolution may follow use of the summary real estate disposition, a statutory form under Minn. Stat. 518.191.

I was somewhat disappointed though - I was expecting something as impressive as the Title Search, which goes back to 1828 and includes Millard Fillmore, admittedly not one of our most celebrated Presidents. Not user friendly, and not an Adobe fan. The first page of Quitclaim Deed form cuts off the Parcel Identification line on the bottom. Also quite a few forms showed up to be downloaded , after I paid, so I was unsure if all the forms were part of the quitclaim package. I have adobe but was unable to locate the forms in adobe on my computer after I downloaded them. Just wanted to print out one quitclaim deed form, which would have taken less that 3 minutes. instead it took 97 minutes. Thank you, though, for having the form there.

Death of JT form was excellent. You have the best documents out there. I wish I could have read the sample just so I knew my information was entered correctly. Real problem is County wants a bar code on documents to get recorded. Now? Need four deed forms so the expense starts to be prohibitive. I would rather pay more and get multiple access.
