The Minnesota construction lien law doesn't set forth a specific provision for the satisfaction of a lien. Therefore, any form sufficient to identify the lien and the lien holders intention of releasing it, will allow a lien holder to provide notice that the lien is released after receiving payment in full.
The Satisfaction of Lien contains information identifying the lien claimant and the recorded mechanic's lien (such as the date recorded, office recorded, document number, book number, and page number). The Satisfaction of Lien should be recorded at the public records office or registrar of deeds (for Torrens title property).

If I hadn't spent my career as an escrow officer (albeit in another state), I may have had a hard time figuring out exactly which deed I needed and how to prepare them, even with the back-up informational, how-to pdf documents, without an attorney. My experience speaks to how much the general public doesn't understand and how confusing it can be. Nonetheless, the access to so many documents at a fairly reasonable cost, the basic how-to docs made available along with the purchased doc makes all the difference. In Colorado a Release of a Deed of Trust without the original note must be efiled - the Recorder said it had to be Simplifile or CSC Global neither of whom are designed to do a 1 off filing (you have to subscribe). Fortunately, I found Deeds.com - they were great. helped me work through a couple clerical issues and it is done. I am so happy and pleased. I would give them more stars if I could. I will spread the word among the realtors and title companies who couldn't help that there is a better option.

mostly good; however, you need to update the annual exclusion gift amount from $14,000 to $15,000 (where it has ben for several years), and you need to make your Gift Deed final paragraph be gender neutral like "they" or "he or she" rather than just"he". We women lawyers and our women clients appreciate that.
