Transfer on Death Deed by Unmarried Grantor Owner -- Minnesota Form 10.8.1

In Minnesota, transfer on death deeds are governed by Minn. Stat. 507.071.

While the statute provides a basic form, as well as overall content requirements, the state authorized the development of uniform conveyance documents for some specific situations. For example, to add clarity, there is a form specifically designed for use by unmarried grantor owners. A correctly-completed basic statutory form is valid in most cases, but it asks for information that may not apply to a single individual. By providing incorrect or conflicting information, even if it is unnecessary, the grantor owner might inadvertently cause the property to revert to the deceased owner's estate for probate distribution.

This transfer on death deed form is for use ONLY by unmarried grantor owners.

As with other transfer on death deeds, this form must be executed and RECORDED during the grantor owner's lifetime.

(Minnesota TOD Deed by Unmarried Owner Package includes form, guidelines, and completed example)

Important: Your property must be located in Red Lake County to use these forms. Documents should be recorded at the county recording office listed above.

This Transfer on Death Deed by Unmarried Owner meets all recording requirements specific to Red Lake County.

I saved 225.00 with this purchase.Make sure you have an updated property description from your county tax collectors' office. In Bay county,Florida the tax office will email you an updated property description.I attached the email to the the deed.I had to change the date and they accepted a white out and ink correction on your form.

Deeds.com served my needs perfectly providing a form for a very reasonable price. Every other site was double or more. The form was easy to complete and I like that I can access it if I need to make changes. I had contacted a paralegal to prepare this form for me and she quoted $150. I saved time and money with Deeds.com.

While most of the material is available elsewhere, this puts it all together and can save a lot of time. It included some additional information on California SB2 exemptions that was a big help.

Deeds.com made the recording of our Deed in a county where we do not reside, VERY easy! Customer service was great with all my questions answered immediately via my account portal. Very user friendly service! I wish the available documents were a little less pricey, but all in all, to get the job done right, I'll probably utilize the document downloads in the future.
