When a suit is filed in any court, affecting title to real property, a Lis Pendens should be filed with the Clerk of the Chancery Court, in any and all county's where said property is located. A Mississippi Lis Pendens requires:

At which time the Clerk will immediately file the Lis Pendens to become public notice. 11-47-9

Quick and easy! I had previously prepared a Lady Bird deed, submitted it through Deeds.com and it was accepted/recorded by my county in just a few hours. The Deed.com $21 fee was well worth it as I saved fuel, tolls and parking costs not to mention at least 2-3 hours of my time that it would've taken to get downtown and back home!

Forms used, created quitclaim deed that the county accepted without a second look (turns out they see deeds.com forms regularly via erecording and in person). Will be back for any real estate related forms I need and they carry. Will always be my first stop. Also, will use erecording next time, mad I didn't see it this time.

it would be nice to have explanation of all the forms required. For a first time estate DPOA, I feel a bit insecure with the forms and would like a paragraph explaining specifics for each link and what to complete for the ladybird deed. Not good. The blanks on the form, supposedly especially tailored for the specific county, didn't have enough space for a document name or the doc #. I had to retype the whole doc myself.
