This form is used by the lender himself/herself to release a Deed of Trust when it has been paid in full, even if the lender was not the original lender on the Deed of Trust in question. Once recorded - (attested by the clerk of the chancery court and discharge and release the same, and shall bar all actions or suits brought thereon, and the title shall thereby revest in the grantor.) (MS Statute 89-5-21)(1))
In general, the lender has (one (1) month after written request, cancel on the record the Deed of Trust) to avoid penalty. A Deed of trust in Mississippi can be released by the lender or by his/her attorney, this form is to be used by the current lender of record. (MS Statute 89-5-21)(2))

Your instructions and sample are geared towards businesses. It would have been helpful to have included some for us individuals as married couples as well. I also recall one or two spelling errors on the form that I could not fix, and the instructions seem to be for a prior form. This particular registry also required a stamped self-addressed envelope for return of documents. Hey, you asked! Overall, pleased.

Delivered as promised but the explanation of how to complete the form is very basic. I'd like to see a few broader explanations such as if the spouse isn't the affiant, etc.

This is a very useful site for downloading legal forms - just be sure you're getting the form you need before buying. Unfortunately I selected the wrong form initially and had to buy a 2nd form to correct my error. I saw no way of communicating my error at that point - i.e., loss of one star.

The download of forms, etc. was easy and the guides that were provided were good, but more information would have been nice as to where to find tax map #, parcel #, and district mentioned in Exemptions from Property Transfer Fees (and Declaration of Consideration or Value. It was convenient to be able to download the deed template, instructions, and a completed sample deed all from deeds.com. I was able to complete my deed with little effort. My only complaint is that the editable fields in the pdf document are of fixed size, leaving some large spaces within a sentence, for example: Executed on this 1st day of July ,2020. This makes the printed document look a little peculiar.
