Claiming a Missouri Mechanic's Lien
In Missouri, Mechanic's Liens are used to place a block on a property owner's title when a contractor, materials supplier, or other laborer such as a subcontractor has not been paid for labor, materials, or equipment provided.
Under R.S.M.O. 429.080, all eligible individuals seeking to obtain the benefit of a mechanic lien must file a claim of lien within six (6) months after the indebtedness accrues, or, with respect to rental equipment or machinery rented to others, within sixty (60) days after the date the last of the rental equipment or machinery was last removed from the property.
The claim must state a just and true account of the demand due after all just credits have been given, and that amount becomes a lien upon such building or other improvements. It also includes the names and addresses of the lien claimant and property owners; a true description of the property; a description of the labor, materials, or equipment provided; and the amount the lien is claimed for. Id. The claim must also be verified by the oath of the claimant or some credible person for him before a notary. Id. Record the completed claim of lien with the clerk of the circuit court of the county where the property is situated.

I am delighted with the form. I just had to go through so much time and expense in order to use it. First, from your site I downloaded Adobe Acrobat. It totally compromised my computer. I had to get a computer expert to walk me through deleting adobe, and put a substitute on in order to use the form. That was an expense of $60.00. Then after that I still had a hard time getting the program to work, as the substitute program would not accept my e-mail address and I finally had to get someone on line to help me access that. I found it was a $$30.00 charge for the substitute. After fighting these lovely roadblocks, I was finally able to fill in the only form I needed and print it off. Took me two days to accomplish that. Why on earth do you offer adobe when it can compromise a computer so badly? Dealing with my husbands death and then having to deal with this, just one of many deterrents, well let's put it this way, it did not make my two days.

Deed.com is an amazing site. After calling many places and going on many websites to figure out what I needed to submit (most counties cannot help with questions and the place I needed to turn the documents into could not help either, they are not allowed to give legal advice) I came across Deeds.com. It has been so helpful and I was able to research what documents I needed. I purchased one document and after more research I realized I needed a different document. Deed.com refunded my first purchase. I then purchased an Affidavit of Death and a Deed for the county and state I needed them for. The "example" page was helpful and reassuring.
The auto input sections of my document looked ok until i printed it and then it appeared to be out of alignment which is why my rating is lowered to 4 stars
it would be nice to have the ability to correct the title (created by me) when downloading PDFs for an e-filing
