Often used in cases involving older or distressed properties where a conventional mortgage would be harder to obtain.
Investment Property Transactions.
Sometimes used in investor deals where holding title back until payment completion is part of the deal structure.
For Sale by Owner (FSBO) Deals.
Common in informal or family transactions without a real estate agent.
Land Sales or Rural Property.
Sometimes used when raw land or agricultural property is sold, especially if the buyer is planning gradual development. Use this form for residential property, rental property, Condominiums, vacant land, small commercial property and planned unit development property. For use in Missouri only.
Things to Consider:
Buyer Risk: Since legal title doesn't transfer until full payment, the buyer can lose the property (and payments made) if they default.
Seller Risk: The seller may have to go through legal action (sometimes similar to eviction or foreclosure) if the buyer defaults.
Recording: Buyer shall be authorized to execute and record this “Contract for Deed” or an “Affidavit of Equitable Agreement” on or after Initial closing.

I was skeptical after experiencing other websites. However not only did we get the form we needed for a fraction of the cost vs going to an attorney, the additional resources (guides and samples) made the completion of the Enhanced Life Quitclaim deed quite simple, quick, and painless. We were having difficulty getting my mom to agree to meeting with an attorney or even considering a Lady Bird deed. Deeds.com gave us the ability to move forward with necessary actions with family members walking my mom through the steps, explaining the process and giving her plenty of time to find the needed information. I tried to use the free stuff you find on the internet. You quickly find out that free is rarely ever (never) free. Even worse, the long term cost can be immeasurable. Glad I realized that before I got too far in. Do yourself a favor, spend a few bucks up front to get the right forms.

I would appreciate being able to increase the size of the blocks such as the Grantor block and the legal description block where information is enter on the form and to adjust the font. Otherwise great product,

Great forms - I got several property deeds and really appreciated that they came with the required state forms (for NY). the sample completed form is also really helpful. Attorney wanted hundreds- with this form it is the same amount of work but I can file myself for the cost of lunch!!
