Amending a Construction Lien in Nebraska
Construction liens are governed under the Nebraska Construction Lien Act, found at Sections 52-125 to 52-159 of the Nebraska Revised Statutes.
Once a lien is recorded, there may be a reason to modify it later on. Should a modification become necessary, the claimant must file an Amendment of Recorded Lien.
A recorded lien may be amended by an additional recording at any time during the period allowed for recording the original lien. Neb. Rev. Stat. 52-148(1). An amendment adding real estate or increasing the amount of lien claimed is effective as to the additional real estate or increased amount only from the time the amendment is recorded. Id.
After the period allowed for recording the original lien, it may be amended for the purpose of: (a) Reducing the amount of the lien; (b) Reducing the real estate against which the lien is claimed; or (c) Making an apportionment of the lien among lots of a platted subdivision of record. Neb. Rev. Stat. 52-148(2).
The amendment states the recording location and date of recording of the notice of lien being amended and sets out the respects in which it is being amended. Neb. Rev. Stat. 52-148(3). It identifies the parties, the location of the subject property, and must also meet state and local standards for recorded documents.

Excellent Site for recording documents to respective county Recorder Office. Excellent customer service, very well informed and experienced staff who responds promptly and guide customers throughout recording process. My recording was suspended But KVH (Staff) gave me proper timely advise and guided me for the procedure till recording was done by county office. Really good product, included guide to filling out forms. Totally pleased with that part. Customer service however was terrible. Did not hear back after I sent two emails. The site signed me up but after I was accepted they would not allow me to download a form, with the notation my account was closed. Had to use another email. Had problems with that. Finally got off of site and went to a login site that allowed me to download the forms. If you can get past setting up your account, it is fantastic site. Nice price compared to alternatives. Also I recieved two validation codes. Have no idea why they were sent.

This is a very useful site for downloading legal forms - just be sure you're getting the form you need before buying. Unfortunately I selected the wrong form initially and had to buy a 2nd form to correct my error. I saw no way of communicating my error at that point - i.e., loss of one star.

I was not able to use the form after paying for it. The words in red would not let me type over them and I could not get a blank document. Useless.
Each forms package includes a blank form, a guide, and a completed example. The red text appears in the completed example to show how a finished document may look; the blank form is the editable document intended for customer use. Because our products are do-it-yourself legal forms, we canceled the order and payment when it was clear the customer was not able to identify and use the blank form included in the package.
