Are there any recurring fees involved?
No. Nothing to cancel, no memberships, no recurring fees.
Under the Nebraska Statutes, the beneficiary of an interest in property may renounce the gift, either in part or in full (Neb. Rev. Stat. 30-2352). Note that the option to renounce is only available to beneficiaries who have not acted in any way to indicate acceptance or ownership of the interest.
The instrument of renunciation must be in writing and include a description of the interest, a declaration of intent to renounce all or a defined portion of the interest, and be signed by the renouncing party ( 30-2352 (2)).
Deliver the instrument within nine months of the transfer (e.g., the death of the creator of the interest) to the personal representative of the decedent's estate or the trustee, and file a copy with the court of the county that has or would have jurisdiction over proceedings regarding the estate of the deceased. If real property is involved, a copy of the instrument must be recorded at the office of the Register of Deeds in the county where the property is located in order to avoid any ambiguity in the chain of title ( 30-2352 (3) (b)).
A renunciation is irrevocable and binding for the renouncing party and his or her creditors, so be sure to consult an attorney when in doubt about the drawbacks and benefits of renouncing inherited or gifted property. If the renounced interest arises out of jointly-owned property, seek legal advice as well.

After some initial general confusion -- (we sold a small piece of land privately and therefore do not typically prepare such documentation (!)) -- we were able to purchase and download all forms from Deeds.com and understand how to complete it/them. The help is all there, we just needed to read and study it - the "Example" helped alot. We were able to complete the Document per your online form(s) and then take it to be signed/notarized - and take the completed paper document to the Registry -- and it is now all registered and we are All Set. rn Took the morning (only). Most people coming to this sight will not have the knowledge for deeds. Therefore, I wish there were more instructions on when the Grantor signs and when the Grantee signs and the process steps to making the transaction final. I would give it 4 out of 5 starts

I used deeds.com to complete a gift deed for transferring a house to our son. Finding the correct form and completing it correctly was extremely easy due to wonderful explanations and examples provided with the purchase of the form. The registrar filing the deed told me she was impressed with the work we did. An attorney would have charged $150 so the $28.00 was well worth the money.

Price seemed high (~$28) for just some forms (especially because we may not actually use the forms), but it beats navigating the Hawaii state and Honolulu county websites for forms. It would be better if a single button push would download all 7 or 8 forms.
