Common Uses for a Nebraska Land Installment Contract

1. Alternative to Traditional Financing
For buyers who can’t qualify for a bank loan due to poor credit, limited credit history, or self-employment.
For sellers who want to expand their buyer pool by offering owner-financing.

2. Purchasing Rural or Agricultural Land
Used for sales of farmland, ranch land, or vacant rural lots where traditional lending may be harder to secure.
Useful in family transfers of agricultural property where a younger generation buys the land over time.

3. Investment or Seller Financing Strategy
Sellers use land contracts to earn interest on installment payments and retain legal control of the property until paid in full.
May allow for a higher sale price or more favorable terms compared to cash sales.

4. Real Estate Flipping
A useful tool for real estate investors who buy, improve, and resell properties to buyers with limited access to financing.

5. Estate Planning or Intra-Family Transfers
Parents selling property to children using installment terms.
Allows for gradual transfer of ownership without requiring full payment upfront.
6. Land Development Deals

Used by developers selling individual lots in a subdivision on contract while retaining control until each buyer completes payment.
Legal and Practical Considerations in Nebraska
Title remains with the seller until the final payment is made.
Buyer holds equitable title, gaining certain property rights and obligations (like maintenance, taxes, insurance).
Use this land contract form for residential, condominiums and vacant land properties. Includes Installment payments schedule with or without a balloon payment.

Guidelines somewhat helpful. Forms fillable but not editable unless you buy an Adobe conversion service subscription. End product looks crude and amateurish. Fields can't be reduced or enlarged to accommodate unique data. Very disappointing.

The site was not easy to navigate. Maybe putting the different things offered at the heading instead of searching for it.

My E-deed was not excepted by the county, so I had to snail mail the documents to the recorders office. Will probably not use this site again, as it did not fulfill my purpose, but would recommend to those who do not have complicated forms.

As a first time user and not having knowledge of how your site worked it was awkward to upload a file and not know what to do next. I found out there is nothing to do next but that after some time looking for a submit button or some kind of confirmation that I was doing the right thing. Ended up being very easy, just wasted time trying to figure out what to do when there was nothing left to do.

I am so very happy with the service provided by Deeds.com. The process was simple and saved me a lot of time by not having to go to the courthouse, wait in line, and waste a big part of my day. In addition, the cost is a lot less than I expected. I highly recommend this service.

I used your TOD document to deed my home to my daughter. Your sample document was very helpful. I had to do it a few times but finally got it right. I didn't check but It was surely cheaper than a lawyer fee.
