A Lis Pendens Notice is filed when actions are brought that affect title to real property. Typically by the Plaintiff (or in case any defendant sets up an affirmative cause of action and demands relief which shall affect the title to real estate, he or she may, at the time of filing such answer or at any time afterwards, file with the clerk or register of deeds of each county in which the real estate thus to be affected, or any part thereof, is situated, a notice of the pendency of such action.) (NRS. 25-531)
(From the time of filing such notice the pendency of such action shall be constructive notice to any purchaser or encumbrancer to be affected thereby. Every person whose conveyance or encumbrance is subsequently executed or subsequently recorded shall be deemed to be a subsequent purchaser or encumbrancer and shall be bound by all proceedings taken in the action after the filing of such notice to the same extent as if he or she were made a party to the action.) Most people coming to this sight will not have the knowledge for deeds. Therefore, I wish there were more instructions on when the Grantor signs and when the Grantee signs and the process steps to making the transaction final. I would give it 4 out of 5 starts

My rating is not a 5. Although it had good instructions, it would NOT print the whole document no matter how many times I inputted the names. I ended up writing it in to complete. I also recommend putting it on one page. I had to pay an additional fees per page and if I had to notarize it, why did I have to find 2 witnesses as well. I deserve a discount for the time I spent repeatedly putting the same data. I was trying to save money since Im on social security only. It didnt. Get it to work correctly

I was annoyed when I realized I couldn't put the document into Word or WordPerfect. I had to retype the entire document. What a waste of time and money.
