A personal representative is the fiduciary appointed by the County Court to administer a decedent's estate in probate. The deed transfers title to a decedent's real property to the distributee as grantee. The distributee may be a devisee under the decedent's will, or an heir with a right to succeeding interest under Nebraska's laws of intestate succession when there is no testamentary disposition.
Record a deed of distribution in the Register of Deeds office of the county where the subject property is located as proof of the distributee's succession to the decedent's interest in real property (Neb. Rev. Stat. 30-24,106). PR deeds typically recite the decedent's name and the case number assigned to the estate by the court, and expressly state that the grantor is executing the deed in a representative capacity. They must meet all requirements of form and content for documents pertaining to interest in real property in the State of Nebraska, including a complete legal description of the subject parcel. A Real Estate Transfer Form is required, but the conveyance is exempt from documentary stamp tax.

Very good information. Easy access and easy to download. All the forms needed for TOD to be notarized and recorded with the county office. Much better than working with a Trust and the expense of lawyers, especially when several parties are involved and the owner of said property knows exactly to whom the property should go. Having forms and instructions available for the public to have their wishes recorded and confirmed makes handling final planning much easier and prevents family members from having the unnecessary task of going through court to solve property distribution issues. I'm very impressed. We're a small nonprofit, and we usually walk our documents into our county offices for recording. I purchased this thinking I would be able to complete the QuitClaim Deed myself because an example was provided, but you still need to be a lawyer to figure all the wording out. It was not worth the price I paid for it.

Nice site, easy to maneuver around, and walks you thru completing forms. However, at the end, the forms listed poorly explained. It would be helpful to have better explanations of the forms so people know which forms they really need to download.

Sign up process was fine. The search could be refined a bit to make it easier. Rather than being presented with a large number of fields and trying to figure out, it say street suffice (Drive, Street, Lane) are needed and with what spelled out, what abbreviated it would be nice to have them presented as questions with examples. The $30 price point of r a deed is way too high for me as an appraiser. This is why I didn't complete the transaction.
