In Nevada, a Deed of Trust is the most commonly used instrument to secure a loan. Foreclosure can be done non-judicially, saving time and expense. This process is called a Trustee Sale.
There are three parties in this Deed of Trust:
1- The Trustor (Borrower)
2- Beneficiary (Lender) and a
3- Trustee (Neutral Third Party)
Basic Concept. The Trustor (Borrower) conveys property title to a Trustee (Neutral Party). A Trustee or beneficiary/Lender can take an action against any person for damages.
In this Deed of Trust the Trustor/Borrower appoints the Lender as an Attorney in Fact, allowing the lender to prepare, sign, file and record this Deed of Trust, financing statements; any documents of title or registration, or like papers, and to take any other action deemed necessary, useful or desirable by Lender to perfect and preserve Lenders security interest against the rights of interest of third persons. This appointment coupled with stringent default terms makes this Deed of Trust more suitable for parties or investors financing/selling their own homes, rental property and condominiums.
Trustor (Borrower) shall take reasonable care of the Subject Real Property and the buildings Lender has Right to Inspect Subject Real Property

In default Deed of Trust follows foreclosure process pursuant to the provisions of Nevada Revised Statutes 40.462.

I was very impressed with the Mineral Deed form, especially with the instructions to fill it out AND a copy of a completed for to compare against. This definitely saved me money for an attorney. The one thing I don't understand, though, is why I could not save the completed Deed to my hard drive. I did have to change a few things after the fact and I had to re-type the entire page to make the corrections. If not for this, I would definitely rate the forms and instructions as a 5 star.

Helpful, but some of the blanks aren't large enough, particularly when the grantor is an affiant under a small estate affidavit, and that's the reason for $0 consideration.

Thank you! My husband and I went in the get notary stamps for a Special Warranty Deed and a Post Nuptial Agreement. The representative was very knowledgeable and thorough with the notary process. She made sure we read and understood all documents that we were signing and they required us to recite in sworn statements that everything there was true and understood! I found the process of downloading and completing the documents very user friendly. Thank you for the Declare Value instructions. It was easy to follow, though a sample of the declaration form would be very useful. I didn't know how to list my "capacity" so I left it blank so the recorder could advise me. AMAZING! Easy to use, reasonable fee - and get MUCH MORE than just a deed form. I ordered a "deed" and received a whole "package," including a guide and the jurisdiction's costs schedule and cover page that would be needed to record the deed - even included a Certificate of Transfer that is not required for a deed but something I needed for a different transaction. The website was extremely easy to use and the cautions about not disclosing personal information were so clear and personal, they made me feel secure in knowing this site was not trying to rip me off.
