A Nevada warranty deed for one individual grantor puts a single owner's conveyance and a full warranty of title into one recorded document. This form prepares that deed for Nevada real property: one grantor, one signature line, one notary certificate, and the operative words grant, bargain, sell, and convey with an express warranty behind them.
A warranty built in two layers
Nevada writes part of the warranty for the parties. Under NRS 111.170, a deed that conveys with the words grant, bargain and sell carries two implied covenants unless the deed restrains them: that the grantor has not already conveyed the same estate or any interest in it to someone else, and that the estate is free from encumbrances made or suffered by the grantor or anyone claiming under the grantor. Those statutory covenants reach the grantor's own acts. The second layer is what makes this a general warranty deed: an express covenant that the grantor will warrant and defend title against the lawful claims and demands of all persons, subject only to the encumbrances the deed lists. Nevada has no statutory short form warranty deed, so that express language is what carries the full warranty, and this form states it in so many words alongside the statutory covenants.
One grantor, one signature, one certificate
The form recites exactly one individual grantor, who signs alone before a notary; the acknowledgment certificate follows the Nevada short form of NRS 240.166 for a person acknowledging in an individual capacity. The grantor entry carries a status phrase in the style of the record, and the patterns that present a single grantor include a sole unmarried owner and a married owner conveying property with a separate property basis under NRS 123.130. Community real property of a married couple presents a different architecture: NRS 123.230(3) calls for both spouses to join in the deed with both signatures acknowledged, a two signature pattern this form is not set up as. On the receiving side, the grantee clause accepts any co-ownership designation Nevada recognizes, and the guide describes the menu, from the tenancy in common default of NRS 111.060 to joint tenancy and community property with right of survivorship.
What Nevada law places on the face of the deed
Nevada recorders check deed content against NRS 111.312, which directs that a deed not be recorded without four items: the assessor's parcel number at the top left corner of the first page, the grantee's mailing address, the name and address where property tax statements go, and, for a metes and bounds description, the preparer's name and address or a reference locating the previously recorded description. The form carries a dedicated place for each, along with the affirmation under NRS 239B.030 that the document contains no social security number, and its first page reserves the 3 by 3 inch space at the upper right that NRS 247.110 keeps blank for the recorder's label on white, letter size, 20 pound paper.
Transfer tax at the recording counter
Recording a Nevada deed is a two document event. A State of Nevada Declaration of Value, a state tax form completed separately and not included in this package, accompanies the deed, and the recorder computes and collects the real property transfer tax before accepting the deed under NRS 375.030. The combined ordinary rate is $1.95 for each $500 of value, with county additions bringing the published rate to $2.55 in Clark County and $2.05 in Washoe and Churchill counties; NRS 375.090 lists the exemptions, including transfers between spouses and certain transfers to trusts without consideration, each claimed on the declaration with its statutory citation.

The NV Clark County deed upon death was perfect! Our county doesn't offer a template, but rather has a long list of rules and specifications where they expect you to make your own document.
