Two record owners, one Nevada deed. This Nevada warranty deed is built for exactly two grantors: two signature lines, an acknowledgment certificate for each signer, and a single conveyance that both owners join and stand behind with a warranty of title. Where a Nevada title holds two names, this is the deed architecture the record presents when both names convey together.
Two grantors, two signatures, two certificates
The form recites two grantors in its opening section, and every later element follows that pair: the operative clause runs from the grantors, and each of them, the covenants bind the grantors jointly and severally, and the signature section carries a separate dated line and a separate notary certificate for each signer, so the two acknowledgments may happen on different days, in different counties, or before different notarial officers. Three ownership patterns present the two grantor configuration in Nevada records: a married couple conveying community real property, two joint tenants passing the whole parcel in one instrument, and two tenants in common consolidating their fractional interests into a single conveyance. The form is not set up as a sole owner deed, an entity conveyance, or an instrument for three or more owners; its grantor sections and certificates are dimensioned for two individual signers.
The both spouses rule of NRS 123.230(3)
Nevada is a community property state, and its joinder statute is specific about deeds: under NRS 123.230(3), neither spouse may sell, convey, or encumber community real property unless both join in executing the instrument and it is acknowledged by both. A two grantor deed with two acknowledgment certificates carries that requirement in its structure, one line and one certificate per spouse, and NRS 122A.200 extends the identical state law rule to Nevada registered domestic partners. The same two signer layout serves unmarried co-owners equally, since joint tenants and tenants in common each convey their own interests and a buyer taking the whole parcel takes both signatures in one recorded document.
A joint and several warranty
The conveyance runs on the words grant, bargain, sell, and convey, which trigger the limited covenants Nevada implies by statute, and the deed then states an express covenant in which both grantors, jointly and severally, warrant and defend the title against all lawful claims, subject only to the exceptions the deed lists. Joint and several phrasing matters in a two grantor instrument: each grantor stands behind the whole warranty, not merely a half share of it.

The first page carries the parcel number field at the top left corner and keeps the upper right label space blank, and the form provides entries for the grantee address, the property tax mailing line, and the metes and bounds statement, the content items Nevada law makes preconditions to recording a deed. The affirmation regarding social security numbers appears above the title, and a typed name line under each signature satisfies NRS 247.190, which asks for the printed name of every signer beneath the signature. At recording, the recorder collects the real property transfer tax, computed from a Declaration of Value that is prepared separately and is not included in this package, at rates beginning at $1.95 per $500 of value and running higher in some counties.

TODD Form would not print surveyor degrees character (superscript "o") in Exhibit A. It also would not print the "Return Address" or "Prepared By" entries with my middle name as your example showed.
