New Hampshire law (RSA 477:3-a) states that instruments affecting title or interest in real property must be recorded to be effective against third parties. A memorandum serves as such an instrument because it puts the public on notice that:
A valid contract to transfer property exists.
The buyer has an equitable interest in the property. In seller-financed deals, the closing may take years. Recording a memorandum ensures the buyer’s interest is legally visible throughout the duration.
Although the full contract isn’t recorded, the memorandum serves as a public flag and protects the buyer from the property being sold again or encumbered without notice.

Lee County, FL did accept the "Satisfaction of Mortgage" form. It was easy to fill out except for a couple of areas. Your fill in areas need to accommodate for whatever space needed for the pertinent information we as customers have to fill out. As individuals, banks have their own. Example when there are more than 1 party and information needed. Example of Document #; I was 1 number short (using Exhibit A was ridiculous.) So I had to write in the # after printing. Very unprofessional looking on a legal document. Just saying. Also, in Lee County, FL your document # is called "Instrument #, not said in your instructions. Hope this information helps for updates on your forms.

The process was not difficult but I don't think that it suited my needs. There were several fields that were not applicable to me but I had to enter something to proceed. I also filled out the other form and mailed it in with some documentation that the electronic service did not ask for. Questions of my attempt are still unanswered.
