1. Termination of a Sales Contract: If a real estate transaction falls through—for example, if the buyer cannot secure financing or if a contingency is not met—the seller might execute a Release of Memorandum of Contract to legally confirm that the deal is no longer active.

2. N.J.S.A. 46:16-1 - Recording of Documents: This statute outlines the requirements for the recording of real property documents, such as deeds, mortgages, and memoranda of contracts. A Release of Memorandum of Contract is typically recorded to remove any encumbrance created by the original memorandum, clearing the title for future transactions.

3. Buyer's Release of Claims: By executing this release, the seller ensures that the buyer no longer has any claims or rights to the property under the previous contract, which allows the seller to move forward with selling the property to someone else.

4. Avoiding Legal Disputes: The release provides legal clarity, confirming that neither party has further obligations under the contract, which can help avoid potential disputes in the future.

5. N.J.S.A. 46:26A-1 et seq. - The New Jersey Recording Act: The Recording Act governs how documents related to real property must be filed and recorded with the county clerk or registrar. A Release of Memorandum of Contract must be recorded to ensure it is effective against third parties and to remove any notice of the previous contract from the public record.

Sign up process was fine. The search could be refined a bit to make it easier. Rather than being presented with a large number of fields and trying to figure out, it say street suffice (Drive, Street, Lane) are needed and with what spelled out, what abbreviated it would be nice to have them presented as questions with examples. The $30 price point of r a deed is way too high for me as an appraiser. This is why I didn't complete the transaction.

My overall experience was positive. Little trouble uploading documents but resolved. I had two mineral deeds to file in Arkansas, two different counties, exactly the same form, only difference being property description; one was completed, one was canceled. I emailed to inquire why and the reply was in an automatic email indicating that email address was not monitored and if further action would be taken on Deeds.com part, I would be notified. Other than that, I would recommend their services to avoid using snail mail.

I had a really good experience. I bought two forms from a different website and they didn’t help me at all. Granted, I only paid the minimum here I bought the upgrade and they showed me how to fill it out and what it should look like I went and had it notarized and took it to the county recorder and everything went smoothly. Highly suggest.

I like that DEEDS.com has a variety of forms tht I may need. However, I was disappointed that I am not able to save the PDF forms after I fill in the spaces. If I need to edit anything, I have to go back to the blank form and redo the whole thing. Perhap I am doing something wrong.

Special Warranty Deed I can't seem to type all my info in the blank spaces. It won't allow me to type any more. Maybe you should consider either allowing typists to type more (leaving more space) or allowing more room to type more.
