This General Durable Power of Attorney allows you to appoint an attorney-in-fact/agent to perform broad and sweeping powers that you could do if personally present. It allows for a successor/alternate agent in the case the original agent can't or won't act. This document is formatted for recording.

Interpretation and Governing Law: This instrument is executed and delivered in the State of New Jersey and the laws of the State of New Jersey shall govern all questions as to the validity of this power and the construction of its provisions.

Third Party Reliance: N.J.S.A. 46:2B-8.6 authorizes that third parties may rely upon the representations of my Agent as to all matters relating to any power granted to my Agent, and no person who may act in reliance upon the representations of my Agent or the authority granted to my Agent shall incur any liability to me or my estate as a result of permitting my Agent to exercise any power.

N.J.S.A. 46:2B-8.11 authorizes any third party to rely on a duly executed counterpart of this instrument, or a copy certified by my Agent to be a true copy of this original hereof, as fully and completely as if such third party had received the original of this instrument. The signature of my Agent is sufficient to exercise the powers delegated herein and may be relied upon by any third party as an authorized act of my Agent under this general durable power of attorney.

The deed is presently at the auditors office and will be recorded after approval from zoning board. As far as I know, everything is going along well. A self addressed envelope was left at recorder's office for return after recording is complete.

why not word format??

Good question. There are many reasons, we'll touch on a few. For the end user (you) Adobe Reader is free, Word is not. PDF is the portable document standard, Word is a decent word processor. A portable document format (PDF) maintains document formatting such as margins and font size which is very important to legal documents, Word does not. Have a wonderful day.
