Are there any recurring fees involved?
No. Nothing to cancel, no memberships, no recurring fees.
Correction deeds are sometimes called confirmatory instruments. As such, they confirm and perfect an existing title created earlier and remove any defects from it, but they do not pass title on their own. They make explicit reference to the instrument that is being corrected by indicating its execution and recording date, the place of recording and the number under which the document is filed. They also need to identify the error or errors by type before supplying the correction in the subsequent body of the deed.
A new real property transfer report, RP-5217-pdf (or RP-5217NYC), with original signatures must accompany all deeds in New York, including correction deeds; the same goes for the tax affidavit TP-584, which both seller and buyer must sign. Forms are available at the county recording office or can be ordered online (but not downloaded). As a correction, the transaction may be exempt from transfer tax. Be sure to include proof that the transfer tax was paid, either by including the original cover page of the prior deed, or by providing an affidavit stating that transfer tax was paid with the prior document.
Furthermore, counties often require a cover page, which may be specific to the county or city and provided on their websites. It serves to identify the document more easily and may be called "recording and endorsement (cover) page." New recording fees per page must be paid for a correction instrument.

After some initial general confusion -- (we sold a small piece of land privately and therefore do not typically prepare such documentation (!)) -- we were able to purchase and download all forms from Deeds.com and understand how to complete it/them. The help is all there, we just needed to read and study it - the "Example" helped alot. We were able to complete the Document per your online form(s) and then take it to be signed/notarized - and take the completed paper document to the Registry -- and it is now all registered and we are All Set. rn Took the morning (only). Well worth the $20.00 for the Transfer on Death Deed, if you are willing to do the leg work to notarize and record the deed. Money well spent and money well saved. The value is in the short, bullet type instructions and State specific forms and requirements.

I wasn't sure what I was looking for initially so I printed out the wrong thing. Had to pay again to get the right one but much less expensive than getting it from a lawyer. Our military lawyers will make the forms official but they don't have the forms. Hope this makes things easier for our children when we pass. Thank you for offering this service.

This is an initial review of Deeds.Com and the ordering process for their Quit Claim package for Virginia. The ordering process was very easy and the price seems reasonable for what you get. I have reviewed and downloaded all my forms, but have not used them yet. Thus far I am pleased with the product and the process. E-Recording service is also offered, but I have not used that yet either. At this writing, I can whole-heartedly recommend Deeds.Com.
