A beneficiary of an interest in property in North Carolina can renounce all or part of a bequeathed interest in, or power over, that property under N.C.G.S. 31.B-1, as long as it has not been accepted through actions that indicate ownership or through a written waiver of the right to disclaim (N.C.G.S. 31.B-4).
The written renunciation should identify the creator of the interest, provide a description of the disclaimed interest, a declaration of the disclaimer and its extent, and it must be signed by the disclaiming party.
A renunciation must be filed within nine months of the transfer (e.g. the death of the creator of the interest) with the clerk of court in the county where proceedings for the administration of the estate have commenced or could commence (N.C.G.S. 31B-2(c)). In the case of real property, record the disclaimer with the register of deeds in the county where the property is located (N.C.G.S. 31B-2(d)). In addition, the renunciation must be delivered to the personal representative of the decedent's estate or the trustee (N.C.G.S. 31B-2.1).
A renunciation is irrevocable and binding for the renouncing party and those claiming under him or her, so be sure to consult an attorney when in doubt about the drawbacks and benefits of disclaiming inherited property.

The form was very easy to use and the sample tool you had was very helpful. the only problem i had was saving the document and then trying to find it later. I finally was able to figure out how to save it. but i still cannot find the saved document on my computer. Luckily i printed it before i closed it and did not need to make any changes.

Received the documents, but the explanation and process is not as straightforward as I would have liked. The Instructions and Sample document were not always easy to follow. I may just have a real estate lawyer perform the task.

Glad to have all of the helpful extra information, even though they don't answer all questions for all situations. So, I accessed public records and asked questions at the auditor's office. Also, on my Mac computer, filling out the actual deed form is a challenge because the screen jumps to the last page everytime I try to type a few letters or hit the return key, so I'm rollling back up to the first 2 pages after most keystrokes. A bit annoying. Overall, happy to have these form options are available! There is really no need to wait and pay for an attorney when all the information needed is available via public records. Fill in the blanks!

The form was easy to fill out. The only problem I had was on the Notary page I live in a different state than the property and I couldn't change the name of the state or county where the notary had to sign.

Deeds.com was so simple and easy to use! My local recorders office is closed due to COVID-19 and their recording said to use Deeds.com. Working with one document at a time every thing was great, but the program will not let multiple documents save independently. When I saved a document and created another document the changes I made on the second document were on the 1st document. No big deal if your printing, but if your saving to email later, its an issue.
