A beneficiary of an interest in property in North Carolina can renounce all or part of a bequeathed interest in, or power over, that property under N.C.G.S. 31.B-1, as long as it has not been accepted through actions that indicate ownership or through a written waiver of the right to disclaim (N.C.G.S. 31.B-4).
The written renunciation should identify the creator of the interest, provide a description of the disclaimed interest, a declaration of the disclaimer and its extent, and it must be signed by the disclaiming party.
A renunciation must be filed within nine months of the transfer (e.g. the death of the creator of the interest) with the clerk of court in the county where proceedings for the administration of the estate have commenced or could commence (N.C.G.S. 31B-2(c)). In the case of real property, record the disclaimer with the register of deeds in the county where the property is located (N.C.G.S. 31B-2(d)). In addition, the renunciation must be delivered to the personal representative of the decedent's estate or the trustee (N.C.G.S. 31B-2.1).
A renunciation is irrevocable and binding for the renouncing party and those claiming under him or her, so be sure to consult an attorney when in doubt about the drawbacks and benefits of disclaiming inherited property.

Really solid system for determining what may prevent your documents from being accepted. I love the comments section allowing for fluid communication. I only wish there were automated emails for all those communications and once documents were accepted, but I did receive a couple personally-generated emails regarding the progress instructing me to check the site.

I could not be happier with the service afforded by Deeds.com. After having been directed to two other organizations who purportedly performed this service and being told they could not accommodate me, I found Deeds.com. The website is extremely easy to use, the directions are clear and concise. The site updated me regularly as the documents were progressing through the process, and the detailing of costs was great. Deed.com is an amazing site. After calling many places and going on many websites to figure out what I needed to submit (most counties cannot help with questions and the place I needed to turn the documents into could not help either, they are not allowed to give legal advice) I came across Deeds.com. It has been so helpful and I was able to research what documents I needed. I purchased one document and after more research I realized I needed a different document. Deed.com refunded my first purchase. I then purchased an Affidavit of Death and a Deed for the county and state I needed them for. Both the example and guide were very helpful and I will be submitting my documents after I have them notarized. I give five stars

The form is easy to use. However, the quit claim deed form seems to be for parcel of land, because the word "real property" is not in the form.
