Limited Power Of Attorney For Real Property Specific Real Property Transaction (N.C.G.S. 32C-3-303)
This is a recordable form used for a real property transaction. It allows the agent to perform one of four tasks on behalf of the principal.
1.To finance the purchase of a property secured by a deed of trust encumbering the property, or
2. To refinance the property secured by a deed of trust encumbering the Property, or
3. To purchase a property in compliance with the terms and provisions of a certain offer to purchase and contract, when Principal is buyer, or
4. To sell a property in compliance with the terms and provisions of a certain offer to purchase and contract, when Principal is seller.
This limited power of attorney becomes effectively immediately and can have a set termination date. If a date is not provided, it terminates in one year.

This is not at all the form that I needed. I am trying to disclaim my interest in a property, but this form is much too rigid to work for my case. It would have been nice to know some of the more specific details before purchasing the document.

I bought a Quitclaim Deed package for Fayette County, Kentucky, to transfer my house into a Living Trust that I had set up previously. Creating my Quitclaim Deed was pretty straightforward, using the form, the instructions, and the sample Quitclaim Deed. I signed my Quitclaim Deed at a nearby Notary Public, then took it to the Fayette County Clerk's office to be recorded. The clerk there asked me to make two small changes to the Quitclaim Deed, which she let me do in pen on the spot: * In the signature block for the receiver of the property, filled in "Capacity" as "Grantee as Trustee ______________________________ Living Trust". * In the notary's section, changed "were acknowledged before me" to "were acknowledged and sworn to before me".

The process was easy going. The process is one thing, the results another. I have attempting to resolve this matter, of claiming sole ownership of the property for several YEARS. I lost my Bride of 65 years in 2015. A lawyer I hired failed in his attempt, so I'm waiting to see the actual results. Death of JT form was excellent. You have the best documents out there. I wish I could have read the sample just so I knew my information was entered correctly. Real problem is County wants a bar code on documents to get recorded. Now? Need four deed forms so the expense starts to be prohibitive. I would rather pay more and get multiple access.

This is another great deal that has come out of the quarantine for covid. Saved me hours and days of time. and provides a way to file deeds that really isn't done effectively anyway else. It was also very inexpensive that you would not expect. I didn't even have to leave home.

Great service - it was my first time using the service and really recommend it. Due to COVID-19, my County Recorder's Office is closed and I was able to create the document using their vast templates, notarize it, and upload it into the system. The recording process took about 7 working days which is not bad considering that most people are working remotely. I will share this website and its many resources with my relatives and friends.
